Therefore, you want to take a look at the way that your tenants have handled their responsibilities in the past, to be sure that they will pay you the amount due.

It is often a good idea to screen your potential tenants before you allow them in your rental properties, so that you have a good idea of what their habits are. It is important to know if they are going to be having loud parties or getting in trouble with the law. You have put time and money into the home or apartment that you are renting out, and if you allow people to live there who don't care about the area or who allow their friends or families to destroy the property, you are going to lose time and money. You want to be sure that your potential tenants have treated their past homes with respect and have not destroyed anyone else's properties. The only way you can be sure of this is to screen them and check up on their references.

Legalities

Even though you are renting out a property and therefore you are not there, you still might be liable for anything illegal that takes place on the property. It can often be a tough sell, but landlords have been held liable for things that have happened in places that they own, even if they are not living there. You want to be sure that you are not allowing anyone to rent from you that has a history of doing illegal things or might be prone to doing anything that could get you in trouble.


Screening your potential tenants is always a good idea, no matter how long it takes or what the process is. You want to be sure that you are renting to people who will appreciate the home, take care of it, and be good tenants for you.
